The headquarters of 3M Italy is a key example of how Prelios Property & Project Management successfully develops a “made-to-measure” property to extremely high quality and practical standards, working in synergy with the client.
It began in 2007 with the master plan designed by Studio Mario Cucinella Architects. The HQ falls in the area of the Malaspina Business Park and is a project that is a 100% blend of the Prelios Ecobuilding Project, acknowledged as “best project” by the Kyoto Club.
The building, which was constructed in just 16 months with a gross floor area of around 10,600 m˛ divided up into 5 floors above ground and one basement floor, and with around 10,000 m˛ space externally, features a unique design, making it immediately recognisable. It is also an innovative model of eco-sustainability, thanks to the special attention paid to the insertion of the building structure into the surrounding environmental context, and the careful use of materials and colours.
The many features include the building exterior, created from cladding designed to ensure efficient control of natural light through a system of sunshades that attenuates the heat during summer, thereby limiting the use of air conditioning systems.
These considerations have allowed the 3M headquarters to receive important acknowledgements, such as the US AWARD 2010 of Il Sole 24 Ore, the publication of the project in many national and international magazines, and Class A energy certification.
Correct management of all players at hand by Prelios ensured a great team spirit amongst designers, contractors and the client, who made a valid contribution to the initiatives, also through its own engineering structure, which supplied materials created by 3M themselves for more than 3% of the total.
