  The ex-Manifattura Tabacchi Area in Milan

 
The project for restoring the complex of the ex Manifattura Tabacchi of Milan concerns a major, now disused industrial pole (approx. 80,000 m²) in Via Testi, Milan.

Town planning activities began with the acquisition in 2005, when Prelios (at the time Pirelli RE), was awarded the tender called by Fintecna for the selection of a shareholder with whom to begin the development.

Approximately 47,000 m² gross floor surface will be used on the area for residential and commercial purposes, and a further 30,000 m² for public functions of metropolitan interest.

Prelios Property & Project Management has supported the owners throughout all stages of a highly complex procedure assessing the sector which, amongst other issues, required the reclassification of property to new purposes, whereas it had originally been built for and restricted to industrial use by the Superintendence.

The 2005 programme agreement was followed by the presentation of the Integrated Intervention Programme (the town planning tool) in June 2006 and the conclusion of this stage one year later.

This marked the start of works in the sector through the start-up of demolition and reclamation works and the presentation of building titles for implementing the first steps.

New commercial needs led the owners to redefine the plans and volumes and Prelios Property & Project Management is currently developing the new town planning procedure closely with the local administration. In a parallel manner, it is also coordinating the tender to be called for the award of works involved in developing the area’s first residential building.
